Permits and HOA approval

Common permit and HOA items to verify before ordering, plus what happens if approval is denied after delivery.

Permit and HOA requirements vary by location. Verify what applies to your installation before placing your order.

Common things to check with your municipality

  • Whether outdoor structures over a certain footprint require a building permit
  • How saunas are classified in your local code (accessory structure, appliance, etc.)
  • Setback requirements (how close the sauna can be to property lines, fences, or other structures)
  • Maximum height restrictions for backyard structures
  • Electrical permit requirements (your electrician usually pulls these)
  • Foundation permit requirements (varies if you're pouring new concrete)

Common things to check with your HOA

  • Whether outdoor structures are allowed at all in your community
  • Approval process and any aesthetic restrictions (color, visibility from the street, materials)
  • Whether you need approval before ordering or before installation
  • Setback requirements specific to the HOA

For indoor installations, also check

  • Building codes for sauna rooms within a primary residence
  • Smoke and CO detector requirements in the room
  • Ventilation requirements for indoor sauna installations
  • Insurance considerations (some homeowner policies require notification when adding electrical equipment of this scale)
